Wall Printing in Dubai: What Makes Wallpaper and Vinyl Lift, and What to Print Instead

Wallpaper, vinyl and wall stickers are sheets held on by adhesive. Direct to wall printing puts the ink on the wall itself. Here is the mechanism behind both, and how to specify either one properly.

Wallpaper lifting along a seam. A vinyl sticker curling at one corner. A bubble that appeared in a humid month and never went back down. A wall finish usually gets reconsidered only after something has already moved, by which point it is a handover snag, a tenant complaint, or a boardroom that photographs badly.

Wallpaper does not always fail. Plenty of it is flat and tight after years in Dubai. It fails under particular conditions, and those conditions are common enough here that a fit-out contractor meets them repeatedly. The mechanism tells you whether the wall in front of you is one of the ones at risk.

This is for designers, fit-out contractors and office managers who have to specify a finish and then defend the choice.

Why wallpaper lifts off a damp wall

Wallpaper is a sheet held to the wall with adhesive: three materials and two bond lines, paper to adhesive and adhesive to substrate. The finish is only as good as the weaker line, and neither line is visible once the job is signed off.

Moisture in a building does not sit still. It moves from warm and humid towards cool and dry, and in Dubai that gradient points inwards for most of the year, from the outside air towards the air-conditioned face. When vapour driving through the structure reaches the back of a sheet it cannot pass through, it accumulates, and on a cold enough surface it condenses. An adhesive chosen for a dry interior wall is then working in a condition it was not chosen for.

It rarely starts in the middle. It starts at an edge: a seam, a socket cut-out, a skirting line, a door reveal. That is where the sheet is already free and the bond line is open to room air, so that is where the adhesive softens first. Once one edge lifts, the flap catches on something and the failure runs along the seam.

Wall stickers come away for a different reason

Self-adhesive vinyl fails by another route. Pressure sensitive adhesive needs a clean, sound, high energy surface, and a lot of interior paint does not give it one. Matt emulsions with a heavy filler load chalk at the surface, so the sticker grips the chalk rather than the wall. Easy-clean and silicone-modified paints are deliberately difficult to stick to.

Then there is movement. Vinyl expands and contracts with temperature; the wall does not, or not at the same rate. Cycle that between a chilled office and a weekend with the plant off, and the film works its own edges loose. On a rolled or plastered surface the adhesive only touches the high points, so the real contact area is a fraction of the sheet.

Then damage. Chair backs at a boardroom table, trolleys in a corridor, a pen, a cleaner's cloth with solvent on it. A thin film has a free corner at every edge, and a corner catches.

Wallpaper vs paint vs printing onto the wall itself

Three ways to put a finish on a wall, differing in one respect that matters more than the rest: whether you add a sheet.

Paint is a liquid applied to the wall and cured on it. No seams, nothing to lift, which is why a painted wall in a humid room generally fails only where the substrate has failed. What paint cannot do is carry an image without a hand painter and a programme to match.

Wallpaper solves the image and brings back the sheet, with everything above it.

Direct to wall printing takes the paint side of that trade and gives it the image. Ink is applied onto the wall and cured on the wall. No carrier sheet, no seam, no free edge, so there is nothing to lift. The trade-off is worth stating plainly: you cannot peel it off. It is a finish, not a covering, and changing it means repainting the wall.

What direct to wall printing actually involves

Sun Studio runs a wallPen E2, made in Germany. It is a printer that mounts to the wall and traverses it, printing as it goes, rather than a wall being brought to a printer. It prints onto any material at any size, and the inks are vegan, sustainable and non-flammable.

The machine works to the wall rather than a team working in the room. No roll handling, no pasting table, no wet trimming at skirting level, and no drying time, because the ink is UV cured as it is laid.

What ends up on the wall is thin. A normal graphic print is an adhesion promoter of around two microns, a white base of around twelve, CMYK and spot colour of around eighteen, then varnish and UV cure of around ten. Roughly forty-two microns in total, thin enough that the wall's own texture still reads through the image, which is a decision to make deliberately rather than discover on site.

The corner problem: one image running across two walls

This is the detail that separates the two methods, and usually the last thing anyone asks about.

An image running across a corner has to meet exactly at the edge. With a sheet material the two faces are two installations: the sheet is cut at the corner and butted, alignment is by eye and hand, and very few corners in a real building are plumb and square, so the drop shifts as it descends. Two or three millimetres of mismatch disappears in a pattern and is glaring on a horizon line, a typeface or a face.

Printing removes the cut. The image is held in one coordinate space, the machine is repositioned on the second face and continues the same file. The general manager's office at PRO TECHnology in Business Bay was done this way: two walls, one seamless image carried across the corner between them, printed in two hours, in an occupied office.

Two published details from that job explain why an occupied room was workable. The inks are vegan, sustainable and non-flammable and leave no lingering smell, so the room was usable straight away rather than after airing out. The finish is water resistant and scratch resistant, so a pen mark or a chair back is not a replacement job.

What the wall has to be before anything is printed on it

Direct printing does not repair a wall. It records it.

The surface has to be sound, clean, dry and consistent in absorbency. Every job runs three stages: pre-treatment, print, post-treatment. Pre-treatment means cleaned, degreased and primed, so the ink has something to key into; ours is Modico ModiTreat, a German system that combines four technologies in one and gives an adhesion that resists scratching and alcohol. Post-treatment is the varnish and UV cure over the top.

Establish these before the day:

  • Substrate and existing finish. Plaster, painted plasterboard, concrete, block, tile, glass or metal, and which paint system is on it.
  • Condition. Chalking, blown plaster, active damp or salting is a building problem, to be fixed before printing rather than printed over.
  • Texture. A heavy roller stipple or a textured render reads through the image. Sometimes that is what you want.
  • Access and services. Where the machine mounts, where power comes from, what has to be masked.
  • Fire and occupancy requirements. Our inks are non-flammable, and that is a statement about the ink, not about a tested wall assembly. Any project with its own surface-finish requirements, including a school, a nursery, a clinic or a hospital, has to be checked against that authority's own requirements and against the project's fire strategy. Ask for documentation and confirm it before you specify.

Printed stretch ceilings and printed acoustic panels

The wall is not always the surface with the problem.

Ceilings are difficult to paper: a curved or domed ceiling does not take a flat sheet without darts and cuts, and every cut is another edge. A printed stretch ceiling is a printed membrane tensioned into a perimeter track, so it takes the form of the ceiling instead of fighting it.

Printed acoustic panels raise a point that specifications miss. An image printed onto film and applied over hard plaster leaves the room sounding exactly as it did. An image printed onto an acoustic substrate keeps the panel doing acoustic work: the material absorbs sound rather than sitting on top of something that does. In a reception or a restaurant, that is the difference between a decorative ceiling and a usable room.

Reverse printing on acrylic puts the ink behind the material

Some walls should not be printed directly, and the usual reason is traffic: a corridor wiped down every night, a wall behind a coffee point, a lift lobby where luggage goes past.

Reverse printing inverts the order. The image is printed onto the back face of a clear acrylic sheet and viewed through the material. Colour goes down first and the white base behind it, so the white makes the colour opaque and the image reads correctly from the front. Our Direct Color Systems UV84 flatbed handles the layered white this needs, and takes oversized rigid panels.

The printed surface then has the full thickness of the acrylic in front of it, so nothing is exposed to scratch, wipe or scuff. An office gallery wall was produced this way on ten millimetre acrylic, monochrome landmark prints hung salon style. Being panels, they can also be taken down and moved, which a printed wall cannot.

How to brief a wall printing job, wherever you have it done

Whoever prints it, the same information decides the result, and each item is expensive to change once the ink is cured. Bring the list below to any printer and you should get a straight answer; bring a JPEG and a rough size and you get a quotation that changes on site.

  • Artwork at final size, vector where possible, and a note on what must stay sharp at arm's length.
  • Wall dimensions measured on site, not taken from the drawing. Built walls move.
  • Where the image sits relative to sockets, switches, thermostats, sensors, door frames and skirting.
  • The primary viewing position, and where a corner join falls in relation to it.
  • The paint system already on the wall, including anything easy-clean or anti-bacterial.
  • Programme and occupancy. Printed around people in a live office, or before the furniture arrives.
  • What happens at the edges. Bleed into the corner, stop at a margin, or run up into the ceiling line.

Common questions

Why does wallpaper keep peeling off my wall?
Almost always at an edge, and almost always moisture or a poor bond to the substrate. Wallpaper is a sheet held on by adhesive, so it has a free edge at every seam, cut-out and skirting line. In a humid climate, vapour moving through the wall towards the air-conditioned face reaches the back of the sheet, cannot pass, and softens the adhesive. Once one edge lifts, the flap catches and the failure spreads. On a chalky, dusty or still-drying substrate, the paper can lift regardless of humidity.
Can you print directly onto a wall in Dubai?

Paint is cured onto the wall, so it has no seams and nothing to lift, and generally fails only where the substrate has failed. Wallpaper carries an image paint cannot, but brings back a sheet, adhesive and edges. Where the wall sees humidity, temperature cycling or contact damage, the sheet is the vulnerable part. Direct printing gives the image with the behaviour of a coating.
How long does it take to print a wall mural?
It depends on area, resolution and the number of ink layers, so nobody should quote a time before seeing the wall. As a reference point, two office walls at PRO TECHnology in Business Bay, carrying one seamless image across the corner between them, were printed in two hours in an occupied office.
Do printed acoustic panels still absorb sound?
Yes, because the print goes onto a material chosen to absorb sound, not onto a film laid over a hard surface. A film stuck to plaster changes how a room looks and nothing about how it sounds. A domed reception ceiling in a private residence was made as printed acoustic panel, stretched into the dome.
